The required documents you need when booking an apartment viewing with us:

Guarantors, employees, self-employed or independent contractors:

These applicants must make 40x the monthly rent and have credit in good standing. Guarantors must make 80x the monthly rent and have credit in good standing.

  • We require identification from a prospective renter.
  • We require proof of income (copy of the most recent pay stub).
  • If self-employed or independent contractors, we require copy of last year 1040 form plus copy of the most recent bank statement.
Vouchers, and subsidy programs holders:

Landlords accept all vouchers and subsidy programs for apartments where the asking rent is within the voucher or subsidy payment standard. If you have a housing voucher that covers 100% of the rent, you should not be rejected based on your credit. If you pay a portion of the rent out of pocket, like Section 8, your credit may be considered on a case by case basis.

  • We require identification from a prospective renter.
  • We require proof of the assistance income (if applicable).
  • We require proof of the voucher letter.
  • We require proof of the brokers incentives payment letter

Please be advised that prior to showing a purchaser a property:

  • We require identification from a prospective homebuyer.
  • We do not require a purchaser to sign an exclusive brokerage agreement.
  • we require a pre-approval for a mortgage loan in order to show a purchaser properties.
